administrating the building contract & project management (PM)
As accredited Project Managers we will be dealing on your behalf with the building contractor and administrating the project to ensure that it is delivered in accordance with the design and planning permission.
coordinating other consultants
The project may require the input of specialist consultants such as a Structural Engineer, Civil Engineer, Quantity Surveyor, Land Surveyor, Archaeologist and ROJO Studio will coordinate their involvement when/if the need for their services arises.

sustainable design – Certified Passive House Designers
Passive Buildings are getting very popular in Europe and in Ireland where nZEB buildings are now a requirement for all commercial and public buildings. Passive house is a rigorous, voluntary standard for energy efficiency in a building, which reduces the building’s ecological footprint. We are a Certified Passive House Designers with certificate awarded by Passive Haus Institute in Darmstadt (Germany). All our design follow Passive House Principles even if Clients don’t want to pursue with official Certification.
Project Supervisor Design Process (PSDP)
We are Certified PSDP Consultants. PSDP role is to ensure co-ordination of the work of designers throughout the project. The PSDP must: Advise the Client of the requirements of the Construction Regulations and the roles of PSDP & PSCS.
Certificates of Compliance
We are qualified to issue a certificates of compliance with Planning Permission and Building Regulations. The certificates are to confirm that the property is built in accordance with any planning permission granted and Building Regulations.
Disability Access Certificate (DAC)
We are qualified to prepare documentation to obtain Disability Access Certificate – which is granted by a Building Control Authority and certifies compliance of the design of certain works with the requirements of Part M of the Building Control Regulations.
BC(A)R Certification (Design & Assigned Certifier)
This legislation describes substantial new procedures for the control of building activity and applies to most building works. S.I.9 of 2014 and S.I. 365 of 2015. We are qualified to carry out services and works to provide the BC(A)R Certification.

Public Procurement can be defined as the acquisition, whether under formal contract or not, of works, supplies and services by public bodies. Having Experience working for Local Authority – Waterford City Council – We have years of experience in Public Procurement systems and procedures for construction projects using government electronic tender platform – eTender website on both sides of the fence.
building surveys
Using modern 3D laser technology, we conduct a full measured architectural survey of an existing buildings, and with assistance of structural engineers or building surveyors provide a report and advise on the existing condition.
Public Realm Designs
The public realm projects refers to areas of a town or city which a members of a public has access. It includes streets, footpaths, parks, squares, bridges and other public facilities. We have many years of experience and required qualification for carry out public realm projects.
Landscaping
Landscaping is an integral element of our every project. We have RIAI Architects Accredited in Conservation. If the building is ‘historic’, a ‘Protected Structure’ or in an ‘Architectural Conservation Area’ – we have required experience and qualifications to provide professional services in architectural conservation projects.

Urban design is part of our academic qualification. We hold diploma of MSc in Architecture and Urban Planning. Urban design is an inter-disciplinary field that utilize many elements and professionals like landscape architecture, urban planning, architecture civil engineering in order to design a larger scale projects, town districts, streets and public spaces.
